Summary of ENA Restrictive Covenants
When Eastgate was originally developed, restrict covenants were established to guarantee the quality and consistency of each home’s architecture, to protect property values, and to preserve the beauty and harmony of this neighborhood. You should have been informed about, or received a copy of the covenants when you closed on the sale of your home or been given a copy by your landlord if you are renting.
The covenants, instituted for your benefit, are rules and regulations legally binding on every homeowner, renter or occupant. Some of the covenants concern restrictions on construction while others are just good old common-sense ways to be a considerate neighbor.
All restrictive covenants are on file at the Leon County Courthouse and are enforceable by law; therefore, violating any of these rules could result in costly legal proceedings.

If by chance you inadvertently break one of these covenants, a neighbor or ENA Board members might stop by and mention it to you. Realizing that the covenants are for the benefit of the whole neighborhood, please be considerate neighbor and correct the mistake. Abiding by these rules helps ensure that Eastgate remains a quality neighborhood.
